Architectural BIM that documents itself
We build your architectural BIM model inside your own template, so the plans, sections, elevations and schedules that come out of it look like they were drawn in your office. You keep the design decisions. We handle the modeling hours.
- Qualified architects & engineers
- Your templates & standards
- Fast, reliable turnaround
- Flexible engagement models

One model behind every drawing
Most practices we work with already know BIM. What they're short of is time. A planning deadline lands, two projects hit design development in the same month, and suddenly the model is the bottleneck. That's usually when we get the call.
We start by reading your drawings properly and sending a short list of questions before we place a single wall. It saves days later. Then we model level by level, set up your sheets as we go and share progress, so you're reviewing a real model within the first week, not a surprise at the end.
We work from
- Existing drawings
- Sketches and design markups
- Point clouds and surveys
- BIM template and families
- Material and finish schedules
- Target LOD and deadline
Complete building envelope
Walls, roofs, curtain walls and floors modeled with correct layers and materials.
Interior layouts
Partitions, doors, ceilings, stairs and core elements placed to the design.
Sheets from the model
Plans, sections, elevations and details set up on your title block.
Schedules that update
Door, window, room and finish schedules driven directly by the model.
Custom families
Parametric families built to your naming, parameters and graphic standards.
Coordination-ready
Clean models that link easily with structural and MEP consultants.
Area and room data
Rooms, areas and key parameters kept accurate for planning and briefs.
Clean handover
Purged, audited models your team can open and keep working in.
From concept to as-built
We model at the level of development your project needs. Pick a level to see what it includes.
Conceptual
Massing and overall volumes that show the size, height and orientation of the building.
- Building mass and footprint
- Overall heights and levels
- Area and volume figures
Typical useFeasibility studies and early cost planning
Approximate geometry
Generic elements with approximate size, shape, location and quantity.
- Generic walls, floors and roofs
- Placeholder openings
- Approximate grids and levels
Typical useSchematic design and option studies
Precise geometry
Elements modeled to exact dimensions, positions and quantities, ready for documentation.
- Exact wall types and thicknesses
- Specific doors, windows and stairs
- Accurate levels, grids and rooms
Typical useDesign development, permit and construction sets
Coordination
Adds the interfaces and connections between building systems needed for coordination.
- Connections between trades
- Supports, sleeves and penetrations
- Clearance zones
Typical useMulti-trade coordination and clash detection
Fabrication
Detailed assemblies with the information needed to fabricate and install.
- Fabrication and assembly detail
- Fixings, hangers and joints
- Installation dimensions
Typical useShop drawings and installation
As-built
A field-verified record of what was actually built, ready for operations.
- Verified sizes and locations
- Asset data and parameters
- Record of final changes
Typical useFacility management and future renovations
Architectural models built by architects
Our modelers trained as architects. They understand wall build-ups, door swings and how a contractor reads a section, so you spend your review time on design questions, not on fixing the basics. Every project starts with a written quotation, a named point of contact and a firm delivery date, and you can begin with a small trial task.

Your standards first
We work inside your templates, title blocks, families and naming, so files drop straight into your workflow.
Qualified AEC team
Architects and engineers who know how drawings and models are used on real projects.
QA on every delivery
A separate reviewer checks accuracy, completeness and sheets against the brief before files leave us.
Work in your time zone
Shifts overlap US and UK working hours for calls, reviews and quick turnarounds.
Confidential by default
NDAs on request, controlled access and secure file transfer for every project.
Scales with your workload
Add capacity for a deadline and scale back when it passes, without hiring.
What you receive
Every architectural model is delivered with the views and files your team needs to keep working.

Architectural BIM questions
Quick answers about inputs, LOD, standards and timelines for architectural BIM.
Existing drawings are enough to begin. If you can add your BIM template, a sample of a finished sheet and any markups, we’ll match your office standards from the first view rather than after the first round of comments.
It depends on what the model has to do next. LOD 200 is fine for massing and early options, LOD 300 covers design development and permit drawings, and LOD 350 to 400 is for detailed coordination. If you’re unsure, tell us the stage and we’ll recommend a level.
Yes. We set up views, annotation, dimensions and title blocks to your templates. Send one finished sheet from a past project and we’ll match it closely.
Absolutely. We often pick up half-finished models, tidy what’s there and develop them to the next stage. We’ll tell you honestly if a rebuild would be quicker.
Yes. If your library is missing a door type, curtain wall panel or piece of casework, we build it to your naming and parameter standards and add it to the model.
Whatever suits you: your common data environment, your own server or a file-sharing link. We share progress models at agreed points so you’re never waiting until the end.
