MEP BIM that fits the ceiling void
Ducts, pipes, trays and sprinkler mains all want the same few hundred millimetres of ceiling void. We model your services in BIM, route them properly and coordinate them with the structure, so the fight happens on screen and not on site.
- Qualified architects & engineers
- Your templates & standards
- Fast, reliable turnaround
- Flexible engagement models

Services coordinated before they reach site
Ask any site manager where the rework comes from and they'll point up at the ceiling. Services are designed in plan, installed in three dimensions, and the gap between the two is where time and money disappear.
We close that gap. Starting from your design drawings and schematics, we model the main routes first, check them against beams, ceilings and risers, then fill in branches, terminals and equipment. Where something won't fit, we flag it with a clear view and a suggested fix.
You get a coordinated model, combined services drawings and builder's work information that installers can trust. If the project moves into fabrication, the same model can be developed to LOD 400 without starting again.
We work from
- MEP design drawings and schematics
- Equipment schedules and data sheets
- Architectural and structural models
- BIM template and MEP families
- Ceiling and service zone heights
- Target LOD and deadline

As-built
A field-verified record of what was actually built, ready for operations.
- Verified sizes and locations
- Asset data and parameters
- Record of final changes
Typical useFacility management and future renovations
MEP models built by services engineers
Our MEP team is made up of mechanical, electrical and plumbing engineers. They think about access panels, insulation and maintenance space, not just whether two objects overlap. Every project starts with a written quotation, a named point of contact and a firm delivery date, and you can begin with a small trial task.

Your standards first
We work inside your templates, title blocks, families and naming, so files drop straight into your workflow.
Qualified AEC team
Architects and engineers who know how drawings and models are used on real projects.
QA on every delivery
A separate reviewer checks accuracy, completeness and sheets against the brief before files leave us.
Work in your time zone
Shifts overlap US and UK working hours for calls, reviews and quick turnarounds.
Confidential by default
NDAs on request, controlled access and secure file transfer for every project.
Scales with your workload
Add capacity for a deadline and scale back when it passes, without hiring.
What you receive
MEP models come with the drawings and exports installers and coordinators rely on.
| Deliverable | Format | What it includes |
|---|---|---|
| MEP model | Native · open BIM | HVAC, plumbing, drainage, electrical and fire protection systems |
| Coordinated layouts | Sheets · CAD | Combined services plans and sections |
| Builder's work drawings | Sheets · CAD | Penetrations and openings for the main contractor |
| Equipment schedules | In model · spreadsheet | Plant, terminals and fixtures with key data |
| Clash export | Coordination model | Files ready for coordination meetings |

MEP BIM questions
Quick answers about systems, LOD, coordination and deliverables for MEP BIM.
HVAC, plumbing and drainage, electrical containment and lighting, fire protection, and specialist systems such as medical gases when the project needs them.
We model to the sizes in your design. If a size is missing or looks wrong, we flag it and agree it with your engineer instead of guessing.
We link the architectural and structural models, run clash tests and resolve conflicts before drawings are issued. Anything that needs a design decision goes back to you with a clear view.
LOD 300 for design coordination, LOD 350 when installers will work from the model, and LOD 400 for fabrication and spooling.
Yes. Penetration and opening drawings come straight from the coordinated model, so the main contractor knows exactly where to form holes.
Yes. We work with your families and build any missing equipment to your parameter standards.
A typical floor of an office or hospital takes a few days to a week, depending on the systems involved. Your quotation includes a firm schedule.
